Greece Deed Records Search
Deed records for the Town of Greece are maintained by the Monroe County Clerk in Rochester. Greece is a suburb of Rochester located on the southern shore of Lake Ontario. The Greece Town Clerk does not record deeds or keep land records. All property transfers in the town must be filed with the County Clerk, where records from 1984 to the present are available through the Tapestry online system. Older deed records going back to 1952 can be found through a separate portal.

How to Search Greece Deed Records Online
Monroe County offers two online systems for deed searches. The Tapestry system covers records from 1984 to the present. It includes deeds from 1984, mortgages from 1995, and releases from 2002 forward. You need to create a username and password to use the site. Select Monroe County from the dropdown to get started.
For older records, the Recordhub system has deed records from 1952 to 1984. It includes grantor/grantee index books and digital copies of book pages. You also need to set up an account, but there is no monthly fee. You only pay when you print, at $1.50 per page.
Between these two systems, you can search Greece deed records covering more than 70 years without visiting the office in person. For anything before 1952, you will need to go to the County Clerk's Office and look through physical records.
Deed Recording Fees
Fees for recording deeds in Monroe County follow the state schedule. The base fee is $45 plus $5 per page. The County Clerk's Office generates a cover page. Cross-references are $0.50 each. Along with the deed, you need Form RP-5217 and the TP-584 transfer tax affidavit.
The state transfer tax is $4 per $1,000 of the sale price. A mansion tax of 1% applies to residential sales over $1 million. The mortgage recording tax is also due when you record a new mortgage. The basic rate is 50 cents per $100 of the loan amount, with additional taxes that vary by location.
Certified copies and printouts have their own fee schedule. Ask the Clerk's Office for current pricing, as fees can change. For online records through Tapestry, account holders can view and print for a per-page cost.
Filing Requirements
Under New York Real Property Law, a valid deed needs the grantor's signature, proper notarization, and a legal description of the property. Names of both parties must appear on the document. Recording with the County Clerk gives public notice that ownership changed. An unrecorded deed is still valid between buyer and seller, but it won't protect you from a later buyer who records first.
You also need to file Form RP-5217 at the time of recording. This barcoded PDF must be completed using Adobe Acrobat. The state will not accept handwritten versions. Your closing attorney normally handles all the filing paperwork for a property sale in Greece.
Property Tax Resources
The Monroe County Real Property Tax Service keeps assessment data and tax maps. While they don't hold deeds, their records can help you find parcel numbers that make deed searches easier. The state's Municipal Data Portal has Sales Web data with 10 years of property transfers for Greece and the rest of Monroe County.
Getting Copies of Greece Deeds
You can get copies two ways. The Tapestry system lets you print deeds from 1984 to now. Each page costs a small fee. For certified copies, go to the Clerk's Office in person or send a mail request. Certified copies cost $5 for the first page plus $1.25 for each page after that. Include the liber and page number if you have it. This helps staff find the right record fast.
Mail requests take a bit more time. Send a check to the Monroe County Clerk at 39 West Main Street, Rochester, NY 14614. Put the property details in a cover note. Staff will pull the deed and send it back. Add a $5.00 search fee on top of the copy cost. If you need the record in a hurry, an in-person visit is your best bet. Walk-ins are taken all day, and most simple requests are done in under 30 minutes.
The Recordhub system covers 1952 to 1984. It has grantor and grantee index books in digital form. You can browse book pages on screen. Print cost is $1.50 per page. There is no monthly fee to keep your account open. This tool fills a gap that many counties still have not closed. Between Tapestry and Recordhub, Greece residents can search more than 70 years of deed history from home.
