How to Search Oswego County Deed Records Online

Recording Fees for Deed Documents

Oswego County charges a Recording and Endorsement fee of $20.00 when you file a deed. On top of that, there is a $5.00 charge per page, and the cover page counts as a page. If your deed lists extra names or has cross-references, add $0.50 for each one. A Local Government Fee of $20.00 per document also applies.

The TP-584 form costs $5.00 to file. This Combined Real Estate Transfer Tax Return and Credit Line Mortgage Certificate must go with every deed. Real estate transfer tax stamps are based on $2.00 per $500 of the price paid. No tax is due when the total consideration is $500 or less. Make sure you have the right amount ready before you submit your documents, since the Clerk's Office will reject incomplete filings.

Deed Recording Requirements in Oswego County

Every deed filed in Oswego County must meet New York State standards. The document needs to be on white paper, 8.5 by 11 inches, with clear black ink text. A notarized signature from the grantor is required. The deed must include the names of all parties, a legal description of the property, and the tax map parcel number.

You also need to submit Form RP-5217 at the time of recording. This barcoded form captures details about the sale price, assessed value, and property use code. It must be filled out using Adobe Acrobat since handwritten forms are no longer accepted. The four-part paper version has not been valid since January 2015.

Transfer tax is due at filing. New York State levies a real estate transfer tax of $2 per $500 of consideration. Properties selling for $1 million or more also trigger a 1% mansion tax on residential sales. Both taxes must be paid before the Clerk will accept the deed for recording.
